Essential Duties & Responsibilities Include:
- Working under the direction of a Construction Team Member #2, Construction Team Member #3, Construction Manager or Project Manager.
- Learn and participate in the construction, erection, or repair of structures consisting of dimensional lumber, heavy timber, plywood, composites, masonry, drywall, interior trim, structural steel, or metal studs using hand tools, power tools, and/or heavy equipment.
- Learn and participate in stocking, loading, and preparing a work truck for a day’s/week’s work with power tools, carpenters hand tools, and materials to accomplish a set of tasks.
- Learn and participate in setting up, maintaining, and breaking down a safe work site including fall protection, scaffolding, staging – securing – protecting materials, including project clean up and organization.

Essential Duties & Responsibilities Include:
- Proven experience listening and working with a General Contractor to meet project objectives.
- Routinely inform the General Contractor with daily updates on workflow, challenges, and achievements for all projects in your queue. Bring all critical questions to the General Contractor using your own initiate in advance of potential problems.
- Experience with the preconstruction phase: reading, interpreting, and providing feedback for construction documents with owners, subcontractors, vendors, architects, engineers, and designers.
- Create preconstruction project estimates by requesting and acquiring proposals/estimates from vendors and subcontractors, review and approve accurate bid work, enter and track data in online project management system.
- Create project schedules, build and maintain schedules with critical path for 100% of the project tasks and objectives.
- Assist in the preconstruction negotiations with architects and homeowners, assist in the preparation of construction agreements, allowance and selection deadline schedules, scope of work documents to assist the project drawings and provide clarity of responsibilities.
- Initiate and prepare architectural review committee documents, oversee revisions and approvals, prepare permit documents, third party energy rater contracts, and paperwork for local planning and development boards.
- Coordinate client selection packages with owners to ensure accuracy and completion of selection packages (actual client selections by vendors or interior designers), review, compare, and amend client selections with relativity to scope and budget. Create, execute and track amendment change orders for client selection items.
- Award projects to subcontractors once scope and budget relativity are completed. Review and sign subcontractor proposals, issue subcontractor agreements, request and track subcontractor insurance certificates.
- Schedule and monitor schedule of subcontractor start dates with multi-week advance notice for work start dates with accuracy and thoroughness of preparation.
- Facilitate project material take offs, order, and schedule material deliveries with consideration of vendor/manufacturer lead times consistent with subcontractor needs/demands. Ensure that specification sheets, plans, or paperwork are onsite and available the day before subcontractors commence with the work.
- Supervise the work of all field workers and subcontractors to ensure accuracy of execution to the plans, quality of work standard with precise detail, compliance with the building code, and consistency with the schedule.
- Oversee and coordinate project inspections with local planning and development board/inspection dept. including Mechanical, Electrical, and Plumbing inspections, delegating to foreman/superintendent as needed.
- Monitor original project scope vs actuals to ensure accuracy including identifying potential change order items. Estimate and create change orders, review and track change orders for signatures between owners and General Contractor. Schedule and coordinate materials, subcontractors, and vendors to execute change orders. Track and document estimates vs actuals in regards to change orders.
- Review and compare vendor and subcontractor estimates vs invoices. Seek out and track credits, over/under payments to vendors and subcontractors. Coordinate with the accounting department regarding project cashflow, accounts receivables, and accounts payables for projects in your que.
- Participate on project meetings with owners and architects, provide feedback regarding challenges, achievements, and concerns. Review overall project budget vs actuals relativity, review and discuss change orders.
